The 6%* that your Realtor charges is usually paid out 3% to the buyers broker and 3% to the listing broker. The Skinny! The Straight Scoop! Frankly, the lion's share of buyers prefer to work directly with Realtors - not home owners. Realtors generally use the MLS as their primary (often solitary) source of inventory. Your MLS listing will get seen by the largest pool of active buyers for our market Buyers will know about your property, and you have good chances for getting it shown and SOLD!

FACT: 5% Buyer by Broker. According to the National Association of Realtors, NAR, only 5% of all properties listed are actually sold by the Listing Broker. That means that 95% of the time, the buyer comes from a MLS Realtor member who has found your property in the MLS. In other words - It is rare for the Listing Broker who you chose to help you list your home to actually be the Realtor to bring you a buyer. In the lion's share of cases , your home will not be sold by your listing agent.

I will list the property at a small flat fee for you, and you can bet I will be excited if I'm the one to bring the buyer to earn that "half fee" for myself. I'll certainly show your home to all of my buyer clients and leads looking for homes similar to yours.

When a Realtor shows your property to their client and they purchase your home, you pay only the buyer's broker 3% at closing, AND KEEP 50% FOR YOUR EFFORTS.

3. Included forms and Disclosure Form: New Mexico Property Disclosure form and Federal Lead Based paint disclosure form (required if home built before 1978) are provided to help you meet these two requirements.

4. Up to 9 photos are allowed in the MLS database. Seller to provide digital or standard photos. Listing will appear in realtor.com and potentially hundreds of other internet websites.

5. No Charge for changes to price or significant property status change disclosures. Unlimited price changes may be made.
